Please read these terms carefully before using our services.

Terms & Conditions

These Terms and Conditions describe how White Nile General Contracting conducts licensed residential and commercial projects. They sit alongside any estimate you approve and together form the entire agreement between us to avoid surprises before work begins.

1. Acceptance & Agreement

Approving an estimate or proposal constitutes acceptance of these terms in full. The estimate, scope attachment(s), and this document govern the engagement; informal communications do not change the contract unless documented in a written amendment signed by both parties.

2. Scope of Work & Deliverables

Every project’s scope is spelled out in the estimate. It covers labor, materials, equipment, inspections, and any permitting support we agree to provide. We follow the plans, specifications, and quality standards that are attached or otherwise referenced in the estimate, and we notify you if field conditions require deviations.

3. Permits & Compliance

You are responsible for securing the permits, approvals, and inspections unless noted otherwise in the estimate. We can support applications when requested, but any associated fees or delays remain your responsibility unless we explicitly assume them in writing.

4. Estimates, Payment & Invoicing

Estimates are valid for the period noted on the document. Unless otherwise stated, payment follows the milestone schedule in the estimate—deposit, progress draws, and final payments. Invoicing is based on work performed and documented, and payments are due within the stated term to keep the project on track.

5. Schedule & Site Conditions

We will make reasonable efforts to follow the estimated timeline, but material delays, weather, or unforeseen site conditions can change the schedule. Please keep the job site accessible, free of obstructions, and ready for our crews as we move through the phases.

6. Change Orders & Additional Work

Any changes to the scope must be approved via a written change order that describes the adjustment, new pricing, and impact on timing. Work performed without a signed change order may be invoiced separately and is not part of the original estimate.

7. Materials, Subcontractors & Safety

We source materials that meet the referenced specifications. Subcontractors hired for specialties are vetted and supervised by us. Everyone on site follows applicable safety and code requirements, and we expect the work area to remain safe through the renovation.

8. Insurance, Liability & Warranty

We carry general liability, workers’ compensation, and any trade-specific insurance required by local licensing. Our workmanship carries the warranty described in the estimate or supplement. Warranty claims must be submitted in writing so we can respond promptly.

9. Client Responsibilities

Clients must respond in a timely manner to requests for decisions, approvals, or documentation, provide the agreed payments, and prepare the site (remove belongings, cover furniture, ensure utilities). Failure to cooperate may delay the project and result in extra charges.

10. Dispute Resolution & Governing Law

If a dispute arises, we first pursue negotiation and, if needed, mediation before filing a legal claim. This agreement is governed by the laws of the province or state where the project takes place, and any action will be filed in that jurisdiction.

11. Modifications & Termination

These terms may change only by a signed amendment. Either party may terminate for material breaches, but the terminating party must provide notice and an opportunity to cure. Termination does not affect payment for work already performed.
